About the Building
A landmark residential community in the heart of Cronulla
Côte d'Azur — Strata Plan 50785 — was built by Walker Corporation on the site of the former Cronulla Workers' Club at North Cronulla beach. The development was completed in two stages: Stage 1 (18 lowrise units and 7 restaurants) was occupied from September 1995, and Stage 2 (the Tower with 77 units) was occupied from March 1996.
The building comprises approximately 95 residential units across three blocks, along with commercial tenancies. It sits directly adjacent to North Cronulla beach and offers convenient access to Cronulla train station, shops, and the broader Sutherland Shire.
| Block | Units | Type |
|---|---|---|
| Block A | A1 – A12 | Lowrise residential |
| Block B | B13 – B18 | Lowrise residential |
| Block C | C1 – C77 | Tower residential |
| Shops | S1 – S4 | Commercial |
| Restaurants | R1 – R3 | Commercial |
Located at the northern end of Cronulla Beach, Côte d'Azur is moments from the beach, Cronulla RSL, train station, and the vibrant Cronulla restaurant and café strip. The Sutherland Shire's coastal lifestyle is right at your door.

Strata Committee
The Capital Works Fund Plan is the Owners Corporation's long-term forecast of the major repairs, maintenance and replacement work the building's common property will need, and the money the capital works fund needs to pay for it. The current plan looks ahead 15 years.
It was prepared by Solutions in Engineering after an on-site inspection of the building, and includes the NSW prescribed Capital Works Fund Plan form as an appendix. As agreed at the October 2026 Strata Committee meeting, the plan is published here so owners can read it.
Questions about the plan can be directed to the Strata Manager.
Our Building Manager inspects the building's common areas and prepares a report for each Strata Committee meeting. Each report rates areas such as foyers, lifts, corridors, fire stairs, car parks, garbage rooms, rooftops, the pool and the gym, with photos and notes on anything that needs follow-up.
The inspection on 8 October 2026 found the building in excellent overall condition. Common areas, fire stairs, both basements, the pool, gym, sauna and BBQ area were all clean and in good order, and rooftop and plant room equipment was running as intended with no major issues. The new kitchen area next to the gym was progressing well.

Resident Hub
Forms, guidelines, and everything you need to know
A quick rundown of the everyday things that help keep Côte d'Azur a great place to live — these apply to all residents, owners, tenants, and guests. For the full detail, see the Documents section for the consolidated by-laws PDF.
Welcome (or farewell)! Just follow the steps below before your move so everything goes smoothly for you and your neighbours.
Contact the Building Manager at least 72 hours before your scheduled moving date. This applies to furniture deliveries as well as complete move-ins or move-outs.
Walter Zenari: 0415 167 544 · office@cote-cronulla.com
Ask the Building Manager to book the service lift for you. It's the only lift removalists should use — the residential lifts aren't suited to furniture or large items.
Removalist and resident vehicles can't come onto common property, so please arrange unloading from the street.
New residents — owners and tenants alike — just need to send an emergency contact form to the Building Manager. Hosting STRA/short-term rental guests? Please send in the STRA Guest Emergency Contact Form 72 hours before they check in.
Send your electronic key programming request to the Building Manager, ideally before your move date, so your access is all set when you arrive.
Every resident needs a programmed electronic key fob to get into the building, garage, and common areas. The Building Manager handles all key programming requests — and if your fob is ever lost or stolen, just let them know right away.
Contact the Building Manager for all key and access matters: Walter Zenari · 0415 167 544 · office@cote-cronulla.com
Need a new key fob, or want an existing one programmed for a new resident? Complete the Security Key Program Request form below and send it to the Building Manager. A small fee may apply — just check with them when you submit your request.
Want a keysafe installed at your unit for emergency or tradesperson access? Complete the Keysafe Request form and send it to the Building Manager — installations just need committee approval first.
From time to time, the owners corporation runs a key audit to keep track of all programmed fobs. If you're notified of one, just complete the Key Audit form and return it to the Building Manager by the date given.
Having trouble with your URMET video intercom — a faulty display, no audio, or the door release not working? Let the Building Manager know using the Intercom Problem Report form, and leave the repairs to the professionals.
If your key fob is lost or stolen, please let the Building Manager know as soon as possible so it can be deactivated and everyone stays secure. A replacement fob can then be arranged for a small fee.
Building Manager: 0415 167 544 · office@cote-cronulla.com
Please keep the garage closed and locked, and avoid propping it open or letting others tailgate in behind you. Car spaces can't be sub-let, and the 7 visitor spaces in B1 are reserved for genuine visitors rather than residents or tenants.
Planning a renovation at Côte d'Azur? Just get written approval from the strata committee first. This covers any work affecting common property, the building's structure, or its external appearance — flooring, bathrooms, kitchens, balconies, and anything needing tradespeople. We'd recommend holding off on booking contractors until that approval comes through.
Before you start planning, have a read through the full Renovation Guidelines document. It covers what types of work need approval, noise restrictions, working hours, waste disposal, lift protection, and contractor expectations.
Complete the Renovation Application form with the details of your proposed works — scope, materials, contractor details, timeline, and any council approvals needed. Feel free to attach drawings or specifications if you have them.
Send the completed application and supporting documents to the strata manager for committee review. It's worth allowing plenty of lead time before your intended start date, since applications are reviewed at the next committee meeting.
Strata Manager: cotedazur@stratatitle.com.au · (02) 9266 2617
The committee will review your application and may ask for a bit more information or set some conditions. You'll get written notice of the outcome — we'd suggest holding off on booking contractors or starting work until then.
Once you're approved, just give the Building Manager at least 72 hours' notice before starting so lift protection can be arranged and other residents can be given a heads-up if needed.
Building Manager: Walter Zenari · 0415 167 544 · office@cote-cronulla.com
Please make sure contractors stick to the approved scope, working hours (typically Monday–Friday, 8:00 AM–5:00 PM), and noise restrictions. Waste should be cleared from common property daily rather than left in corridors, the foyer, or the garage, and lift interiors should be protected during deliveries.

Thinking of keeping a pet at Côte d'Azur? Wonderful — just apply for written approval from the strata committee first. Pet-keeping is governed by Special By-law 103, and each application is considered individually.
Before applying, it's worth reading Special By-law 103, which sets out the conditions for keeping pets — things like behaviour and common area conduct. The full consolidated by-laws are available in the Documents section.
Download and complete the Pet Application form with your pet's details — type, breed, age, size, and registration where applicable. The form also asks you to acknowledge the conditions of approval.
Send the completed Pet Application form to the strata manager. The committee will review it at their next scheduled meeting, and you'll be notified in writing of the outcome.
Strata Manager: cotedazur@stratatitle.com.au · (02) 9266 2617
We'd ask that you hold off bringing your pet onto the property until you've received written approval from the committee, which will include any specific conditions to keep in mind.
Once approved, please keep to the conditions of By-law 103 — pets should be carried or on a lead in common areas, and kept out of the pool, spa, and BBQ areas. Ongoing nuisance or damage could lead to the committee reviewing the approval.
Good to know: approval for one pet doesn't cover additional animals, so a separate application is needed for each. And if a new tenant moves into your unit, they'll need to submit their own application — pet approvals don't transfer between occupants.
Common property belongs to all owners collectively, and is looked after on everyone's behalf by the strata committee and building manager. Here's a helpful overview of the key shared areas.
Car parking is allocated per unit, and the 7 visitor spaces in B1 are kept free for genuine visitors. You'll find the car wash in B1, and a handy workshop shed (with tools, angle grinder, drill, and workbench) in B2. Just remember to keep the garage doors closed and locked when they're not in active use.
The outdoor saltwater pool and heated spa are open from 06:00–23:00 daily, and the Amenities Building is home to an internal spa, sauna, and fully equipped gymnasium. All residents just need to complete a Pool / Amenities Access Agreement. Want to book the BBQ area for a private get-together? Send the BBQ & Resort Area Request form to the Building Manager.
Balustrade cleaning: Stainless steel balustrades require specialist cleaning products. See the Balustrade Cleaning Procedure PDF before attempting to clean balustrades to avoid permanent damage.
Two Tower lifts and one Lowrise lift are maintained by United Lifts under a 24-hour breakdown service agreement. In the event of a lift breakdown or issue, please contact the Building Manager, Walter Zenari, on 0415 167 544 or office@cote-cronulla.com. Do not attempt to force lift doors.
Quarterly levies are due on March 1, June 1, September 1, and December 1. A 10% discount applies when payment is received before the due date. Pay by direct deposit — account details are shown under Forms & Downloads. The owners corporation ABN is 44 494 936 251.
Any renovations affecting common property or the building's fabric just need committee approval before you get started. You'll find the Renovation Guidelines (2023) and Renovation Application form on the Forms tab — send your completed application to the strata manager before booking contractors.
Building insurance is held by the owners corporation. The current policy documents are available in the Documents section. For insurance claims relating to the building fabric or common property, contact the strata manager.
When the evacuation alarm sounds, never use the lifts. Leave via the nearest fire stairs immediately.
Leave when the continuous evacuation alarm tone sounds. Close (do not lock) doors behind you as you exit.
All residents must assemble in the McDonald Street cul-de-sac — the designated assembly point for all blocks.
Assist elderly or mobility-impaired neighbours as you evacuate. Alert them if they may not have heard the alarm.
Do not re-enter the building until a Fire Officer gives the all-clear. Even if the alarm stops, wait for official clearance.
If you are elderly, mobility-impaired, or require assistance during an evacuation, please register with the Building Manager so your name can be added to the Fire Brigade assistance list. This ensures fire officers know to check your unit during an emergency.
The building's Annual Fire Safety Statement (AFSS) certifies that all essential fire safety measures have been inspected and are operational. The current AFSS is available in the Documents section.
Download AFSS 2024The building takes part in Sutherland Shire Council's recycling and waste programs, with bins located in the basement. Please pop items in the correct bins for general waste, recycling, and organics, and hold onto anything bulky rather than leaving it in corridors or common areas — just contact the Building Manager and they'll help arrange disposal.
All our forms are available as easy PDF downloads below — just complete and send them to the building manager or strata manager as noted on each form. Payment details for levies and fees are at the bottom of this page.
Levies are due quarterly on March 1, June 1, September 1, and December 1. A 10% discount applies when paid before the due date.
Beware of payment scams: these bank details do not change. We will never email or text you asking you to pay into a different account. If you receive a request like that, don't pay — call the Strata Manager on (02) 9266 2617 to check.
